A Complete Guide to Finding Shortlets in Port Harcourt

Booking a shortlet in Nigeria can offer more privacy, flexibility and space than a traditional hotel, particularly for travellers who want a home-like experience for a few nights, several weeks or even longer.

From business travellers looking for furnished apartments in Lagos to families visiting Abuja and holidaymakers spending time in Port Harcourt, shortlets have become an increasingly important part of Nigeria’s accommodation market.

But convenience comes with a responsibility: you need to know exactly what you are booking before you pay.

Some of the biggest problems guests encounter do not begin when they arrive at a property. They begin much earlier, when a booking decision is made based solely on attractive photographs, an unusually low price or assurances from someone claiming to represent the apartment.

A property may look perfect online, but are the photographs genuine? Does the host actually have authority to rent it? Is the apartment located where the listing claims? What happens if you cancel? And if something goes wrong, is there a reliable record of your booking and payment?

These are questions every guest should ask.

At , listing verification is designed to address these concerns before a property is made available to guests. However, the same principles can help you assess a shortlet wherever you choose to book.

Here are the most important things to check before booking a shortlet in Nigeria in 2026.

1. Verify the Host’s Ownership or Authority to Rent the Property

The first question is simple: does the person advertising the apartment actually have the right to rent it to you?

A person may own a property directly, manage it on behalf of an owner or operate it under an arrangement that allows short-term rentals. What matters is that there is a legitimate connection between the host and the property.

When booking independently, you should be cautious if someone refuses reasonable questions about their relationship with the apartment.

A legitimate host or property manager should generally be able to provide appropriate evidence that they own, manage or are authorised to let the property.

This is particularly important when dealing with listings discovered through social media, messaging apps or informal referrals where there may be no independent platform conducting verification.

Be especially careful if the person advertising the apartment pressures you to make an immediate payment while avoiding basic verification questions.

Urgency should never replace due diligence.

2. Confirm That the Property Actually Exists

Professional photographs can make almost any apartment look attractive. Unfortunately, photographs alone do not prove that the person advertising a property controls it, or even that the advertised apartment exists at the stated location.

Before paying for an independently advertised shortlet, look for ways to establish that the property is genuine.

Depending on the circumstances, this might include requesting a live video walkthrough, checking recent photographs or asking questions about specific features shown in the listing.

A live video walkthrough can be particularly useful because you can ask the host or representative to show specific areas of the property in real time.

For example, you could ask to see the entrance, living room, kitchen, bedroom or another identifiable feature shown in the listing photographs.

A refusal does not automatically prove that a listing is fraudulent, since there may be legitimate scheduling or privacy reasons. However, repeated excuses combined with pressure to pay should increase your level of caution.

3. Cross-Check the Address and Neighbourhood

Location is one of the biggest factors affecting shortlet prices in Nigeria.

In Lagos, for example, accommodation costs can vary considerably depending on the neighbourhood, property type, accessibility and available amenities. Similar differences exist across Abuja, Port Harcourt and other major cities.

That makes location accuracy extremely important.

A listing may advertise an apartment as being in a highly desirable area while the actual property is considerably farther away.

Before making payment, confirm the property’s location as precisely as reasonably possible.

Ask questions such as:

What neighbourhood is the apartment located in?

How far is it from the landmark or destination mentioned in the listing?

Is the location shown on the booking platform accurate?

Will the exact check-in address be provided after confirmation?

For security reasons, some platforms and hosts may not publicly display a property’s exact unit number before booking. That is different from deliberately misrepresenting the general location.

A verified shortlet platform should have processes for confirming that the location described in a listing corresponds with the actual property.

4. Compare the Photos With the Property Description

Do not look at shortlet photographs only for interior design inspiration.

Look at them critically.

Check whether the photographs support what the written description promises. If a listing advertises three bedrooms, for example, there should be enough information to reasonably understand the layout and sleeping arrangements.

Pay attention to major features such as:

Number of bedrooms and bathrooms

Kitchen facilities

Furnishings

Parking

Swimming pool or gym access

Balcony or outdoor space

Workspace

Security arrangements

Power supply

Internet availability

Air conditioning

If an important amenity influences your decision to book, confirm it before paying.

This is particularly important for amenities such as electricity, internet connectivity and parking because their availability can significantly affect a guest’s experience.

For remote workers and business travellers, for instance, reliable internet may be essential rather than optional.

5. Read the Cancellation and Refund Policy Before Paying

Cancellation policies are easy to ignore when everything is going according to plan.

They become extremely important when plans change.

Before confirming a shortlet booking, understand exactly what happens if you cancel.

Check whether the booking is refundable, partially refundable or non-refundable. You should also understand any applicable cancellation deadline and whether administrative or booking charges are excluded from refunds.

The policy should be available in clear language.

Do not wait until after payment to ask questions such as, “Can I get my money back if my plans change?”

Ask beforehand.

If you are booking directly with a host and the cancellation terms are unclear, request them in writing before making payment. This gives both parties a clearer understanding of the arrangement and creates a useful record should a disagreement occur.

6. Look Beyond One Perfect Five-Star Review

Reviews can provide valuable insight into a shortlet, but they should be considered as a pattern rather than in isolation.

One enthusiastic testimonial does not necessarily tell you much about the consistency of the property or host.

Instead, examine multiple reviews where available.

Look for recurring comments about cleanliness, check-in, communication, location accuracy, power supply, internet, security and whether the property matched its photographs.

Consistency matters.

If several unrelated guests independently mention that an apartment was clean and accurately represented, that provides more useful information than a single generic comment saying, “Amazing place!”

The same applies to negative reviews.

One unhappy guest does not automatically make a property unsuitable. What matters is whether several guests repeatedly report the same problem and how the host responds to legitimate concerns.

7. Understand the Full Price Before You Book

A low nightly rate can become much less attractive after additional charges are introduced.

Before paying, establish the total cost of your stay.

Depending on the property and platform, this could include cleaning charges, service fees, refundable security deposits or other disclosed costs.

Do not assume the advertised nightly price represents your final amount.

For example, if you are staying for five nights, calculate the complete booking amount rather than simply multiplying the headline nightly rate by five.

Any mandatory charges should be clearly communicated before payment.

This allows you to compare properties based on their actual cost rather than an incomplete headline price.

8. Use Traceable Payment Methods

How you pay matters almost as much as what you are paying for.

Be cautious about cash-only arrangements or requests to send money through channels that provide little or no useful transaction record.

Where possible, use a payment method that creates a clear record showing the amount, recipient and date.

Keep your payment confirmation, booking details, receipts and relevant communication until your stay has been completed and any security deposit has been resolved.

Also pay close attention to the account or payment details you receive.

If a host suddenly asks you to pay a completely different person or account without a reasonable explanation, verify the change before transferring money.

Most importantly, do not allow artificial urgency to override basic checks.

Statements such as “pay in the next five minutes or you will lose the apartment” should not prevent you from confirming that you are dealing with the correct person.

9. Confirm the Check-In and Check-Out Process

A legitimate booking should have a clear arrival process.

Before travelling, make sure you understand your check-in time, check-out time and how access to the property will be provided.

Will someone meet you at the apartment?

Will you collect a key from reception?

Is there a smart lock or access code?

Who should you contact if you arrive and cannot enter the property?

These details become especially important when arriving late at night, travelling with children or visiting an unfamiliar part of the city.

You should also understand any rules regarding late check-out, additional guests and visitor access.

10. Check Security and Essential Utilities

A beautiful apartment is not enough if basic living requirements have been overlooked.

Before booking, consider the practical features that will affect your stay.

Security arrangements can vary considerably between properties. Depending on your needs, you may want information about controlled access, estate or building security, parking arrangements and entry procedures.

Electricity is another important consideration for shortlet guests in Nigeria.

Ask what power arrangements are available and whether backup power is provided. If backup electricity is limited to certain hours or specific appliances, that should ideally be understood before arrival.

Other practical questions may include water supply, Wi-Fi, air conditioning and housekeeping arrangements.

The goal is not to find a property that promises everything. It is to find one that accurately communicates what guests should expect.

11. Be Careful With Deals That Look Too Good to Be True

Price is an important part of choosing accommodation, but an unusually low price deserves additional scrutiny.

If several comparable shortlets in the same neighbourhood are priced within a similar range and one apparently luxurious apartment is being offered at a fraction of that cost, find out why.

There may be a legitimate explanation. The property could be running a promotion, be newly listed or have fewer amenities.

But an unrealistic price can also be used to encourage people to pay quickly before they investigate the listing properly.

Compare similar properties in the area before making your decision.

Value is good. An unexplained bargain combined with pressure for immediate payment is a reason to proceed carefully.

12. Keep Your Booking Communication and Records

Do not delete your conversations once payment has been made.

Keep copies of important booking information, including the listing details, payment confirmation, cancellation policy, check-in instructions and communication with the host or platform.

If important arrangements are discussed by phone, consider asking for the final agreement to be confirmed through the booking platform or another written channel.

Good records protect both guests and legitimate hosts because they reduce misunderstandings about what was agreed.

Why Verified Shortlets Matter

The most effective way to reduce booking risk is to address potential problems before money changes hands.

This is where verification becomes important.

A platform that verifies properties before publishing them can introduce an additional layer of checks between a guest and an unknown listing.

At CityspacesandBookings, properties go through a verification process before they are made available to guests. This includes checks relating to ownership or authorisation, property inspection and listing accuracy.

The purpose is straightforward: guests should be able to make accommodation decisions using information that has undergone checks before the booking stage rather than waiting until a complaint occurs.

That distinction matters.

A complaints process is useful when something has already gone wrong. Verification is designed to reduce the likelihood of certain problems occurring in the first place.

Booking Shortlets in Lagos, Abuja and Port Harcourt

The questions you ask may also depend on where you are staying.

When booking a shortlet in Lagos, location and travel time can be especially important. An apartment that appears geographically close to your destination may involve considerably different travel conditions depending on the neighbourhood and time of day.

For a shortlet in Abuja, proximity to your business, government or leisure destination may be an important factor when comparing properties.

Guests looking for shortlets in Port Harcourt may similarly prioritise accessibility, security, electricity and proximity to business districts or other important destinations.

Regardless of the city, the fundamental rule remains the same: confirm the important details before committing your money.

Final Shortlet Booking Checklist

Before paying for a shortlet in Nigeria, confirm that you have checked:

The host’s ownership, management rights or authorisation

Whether the property is genuine

The location and neighbourhood

Whether photographs accurately represent the accommodation

Important amenities and utilities

Cancellation and refund conditions

Multiple guest reviews where available

The complete booking price and additional charges

A traceable payment method

Check-in and check-out procedures

Security and backup power arrangements

Written records of your booking and payment

If several of these details cannot be verified, it may be safer to reconsider the booking rather than hope everything works out after payment.

Book With Confidence, Not Assumptions

Nigeria’s shortlet market offers travellers more accommodation choices than ever, from compact serviced apartments to premium homes designed for families, groups and business travellers.

But more choice also makes careful verification increasingly important.

The best time to discover that photographs are inaccurate, an address is misleading or a cancellation policy is unsuitable is before you pay, not when you arrive with your luggage.

Take a few minutes to verify the property, understand the terms and maintain a clear payment record. Those simple steps can make the difference between a smooth stay and an avoidable booking problem.
